Lake Oswego in Clackamas County - is located south of Portland, Johns Landing, Riverdale and Dunthorpe along the west banks of the Williamette River with I-5 running along the west end of Lake Oswego.  A beautifully wooded 15-20 minute drive down Hwy 43 from downtown Portland makes commuting and suburban living a snap.  The center of Lake Oswego is of course the private lake owned by the homeowners.  Homes around the lake are the most expensive homes in all of Portland on very large estate lots.  With lakefront property in high demand when the older homes come up for sale they are snatched up, bulldozed and new high end homes are erected.   Homes further from the lake are generally ranch and Cape Cod style from the 40´s, 50´s, on 5K-7K lots and a little further out are the 60´s and 70´s 2 story traditional, ranch and tri-level homes on 7K-10K lots.  On the north east end of the lake is Lake Oswego´s rehabbed downtown with high end shops, grocery, coffee shops, art galleries, city buildings and new high end townhome living.  On the north side of downtown Lake Oswego is the First Edition area with a few homes from turn of the century, many 2 story traditional, Cape Cod and ranch homes from the 30´s and 40´s with homes from later eras sprinkled throughout.  With the amount of affluence in Lake Oswego it is no surprise that their school district is ranks high nationally in addition to being the best education in Oregon making it a draw for families who focus on education.

Mountain Park (area of Lake Oswego) in Clackamas County - is south of West Portland Park, west of Lake Oswego proper, and east of I-5 about 15 minutes from downtown Portland.  A large planned unit development on built on top of a hill with loads of trees of all types.  The homes here were built mainly in the 70´s with a few 80´s homes thrown in.  As with most Portland cities the majority of homes built after the mid 80´s are two or more levels on smaller lots, the newer the home the smaller the lot.  Home styles tend to be 70´s contemporary, 2 story and a few ranch styles with daylight basements.  The roads are winding, but not real steep and most lots are hilly and wooded generally 7K-9K in size.  At the top of Mountain Park there are 70´s era condo developments.  Mountain Park has their own recreation center with pools, tennis courts and basketball courts.  Because it has a Lake Oswego address and Lake Oswego schools property values are strong, but not quite as expensive as Westlake or Lake Oswego proper.

Westlake (area of Lake Oswego) in Clackamas County - is large planned unit development NE of the I-5 & Hwy 217 interchange about 15-18 minutes from downtown Portland.  Homes here were built in the very late 80´s and early 90´s and are mostly 2 story traditional on manicured lots that are about 7K-9K.  As with most Portland cities the majority of homes built after the mid 80´s are two or more levels on smaller lots, the newer the home the smaller the lot.  Located near the Tigard Triangle commercial development area, at the intersection of 2 major highways, in a Lake Oswego zip code and school district provides strong suburban property values and makes it an ideal spot for the busy suburban family.  Shopping of every sort is a very short drive in any direction, making it ultra convenient.

West Linn (east side & hilltop) in Clackamas County - is located about 20 minutes south of downtown Portland on scenic Hwy 43, west of the Willamette River and north of I-205.  The hilltop homes are large planned unit developments that were built in the late 80´s, with many built in the 90´s and many more in the 2000´s, with most on 5K-9K lots, you can assume - the older the home the larger the lot.  As with most Portland cities the majority of homes built after the mid 80´s are two or more levels on smaller lots, the newer the home the smaller the lot.  Located on the south side of the hill is Barrington Heights a high end subdivision with some private gated areas with executive homes built in the 90´s and 2000´s.  On the river side east of Hwy 43 are 70´s, 80´s and 90´s homes on large lots and some small acreages.  West Linn has become the second choice for people who could not afford Lake Oswego, wanted a newer home or didn´t necessarily want their elementary kids coming home with 4 hours worth of homework each night.  Due to the increased popularity, the price gap between West Linn and Lake Oswego has almost closed over the last couple of years.  The north end of West Linn is home to Mary S Young State Park, Wilderness Park, Burnside Park, Oppenlander Athletic Fields, Sunburst Park, Benski Park, Hammerle Park, West Bridge Park and Palomino Park.

West Linn (old town) in Clackamas County - is located about 25 minutes from downtown Portland and just south of I-205.  This section of West Linn has a mix of homes on every street from all eras and styles, but it´s draw are views of the Willamette River on the south and it´s cute little old town area with restaurants, ice cream store, hardware store, old time tavern and various other shops set up in aged cedar sided stores that almost have an old west feel to them.  Homes here tend to follow the same pricing as their hillside neighbors with lots of all sizes.  As with most Portland cities the majority of homes built after the mid 80´s are two or more levels on smaller lots, the newer the home the smaller the lot.  The south side of town is a hill that over looks Willamette River Park and Swift Shore Park.

Tigard in Washington County - is located 20-25 minutes from downtown Portland on the west side of I-5 south of Portland.  Tigard is a thriving community of shopping, civic buildings, schools and churches with Washington Square Mall on the northern end.  In the older sections of Tigard, homes are mainly 40´s, 50´s and 60´s with some newer eras sprinkled in on larger lots of 7K-15K.  There are several planned unit developments of homes from the 80´s, 90´s and newer on 5K-9K lots.  As with most Portland cities the majority of homes built after the mid 80´s are two or more levels on smaller lots, the newer the home the smaller the lot.  Tigard experienced appreciation of 30% in one year during the 2004-2005 boom, but prices here are just a tad above average.  Tigard is home to some very large parks, Cook Park, Greenway Park, Summerlake Park, and Fanno Creek Park.

Bull Mountain in Washington County - is about 22-25 minutes from downtown Portland on the west side of Hwy 99W on the south end of Tigard.  Acreage homes from the 70´s sold off much of their land for development in the 90´s and 2000´s.  As with most Portland cities the majority of homes built after the mid 80´s are two or more levels on smaller lots, the newer the home the smaller the lot.  There are several large planned unit developments of mostly executive homes on Bull Mountain, with most homes 2500 square feet and up on 5K-10K lots and many with Tualatin Valley views to the north or the south.  Over the last couple of years patio homes and a few townhomes have cropped up around the bottom of the mountain.

King City & Summerfield in Tigard in Washington County - is located about 25 minutes from downtown Portland and south of Bull Mountain, with King City on the west side of Hwy 99W and Summerfield on the east side.  Both were developed in the 60´s, 70´s and 80´s as planned senior living and each with their own golf course, condos, townhomes and single level detached homes on small <5K lots.  King City was built in the 60´s and 70´s and Summerfield in the 70´s and early 80´s.  Over the last couple of years a couple of new developments have been built around the senior developments.

Sexton Mountain & Sexton Mountain Meadows in Washington County - is located about 20 minutes from downtown Portland west of Murray Blvd.  Homes in Sexton Mountain were mainly built in the 90´s with a few in early 2000´s.  As with most Portland cities the majority of homes built after the mid 80´s are two or more levels on smaller lots, the newer the home the smaller the lot. They start at the bottom with a few townhomes, as you work your way up the homes change to mid range on mid sized lots of 5K-8K and as you near the upper 1/2 of Sexton Mountain you´ll find custom executive homes on larger lots of 7K-10K.  Prices depend on how far up the hill you go, but they are average on the lower half of the mountain and higher than average on the top ½ of the mountain.

Tualatin in Washington County

Sherwood in Washington County - is located about 30 minutes from downtown Portland, about 7 minutes south of Tigard on Hwy 99W.  Sherwood used to be a quiet little town until the late 90´s when suburbia came to town.  In early 2000 Sherwood was still a deal for a little bit of a drive, but now the prices are just a tad less than Tigard, Tualatin and Beaverton.  Several large planned unit developments were built in the late 90´s and early 2000´s.  As with most Portland cities the majority of homes built after the mid 80´s are two or more levels on smaller lots, the newer the home the smaller the lot.  Just recently a few townhomes were added to allow everyone to own their own little piece of the country.  Just outside the city limits there are homes on acreage from various eras, most in the 70´s, 80´s, 90´s and 2000´s.  This is young family town and while it seems far from everything with the installation of Roy Rogers Road it is now only 10 minutes to Beaverton, 10 minutes to Aloha and 15-20 to Hillsboro.
