Clackamas in Clackamas County - is located SE of downtown Portland, east of I-205 and about a 25-30 minute commute to downtown Portland.  Development in Clackamas started in the 80´s and continues through today as the area continues to grow and as with most Portland cities the majority of homes built after the mid 80´s are two or more levels on smaller lots.  Homes tend to be traditional 2 story homes on lots ranging from 4K- 9K for the older homes.  You can find a newer home, at a good price, with a decent school district on the east side of the metro area here.  Sunnyside Avenue runs through Clackamas connecting it to I-205 and Clackamas Town Center Mall and Clackamas Shopping Center.

Happy Valley in Clackamas County - is located SE of Clackamas and is about 25-30 minutes to downtown Portland.  Homes here were built in the 70´s, 80´s and early 90´s and tend to be on large lots 7K-9K, many since it is on the fringe of development some are on acreage.  Due to the lot sizes close in the prices are on the upper end, but then you get more land.

Milwaukie in Clackamas County - is located south of Sellwood, between the Willamette River and I-205 about 25-30 minutes SE of downtown Portland.  Milwaukie has a small downtown with homes around it built in the 30´s ? 50´s and the "suburbs" of Milwaukie have homes built in the 70´s and early 80´s on larger 7K-20K lots and as with most Portland cities the majority of homes built after the mid 80´s are two or more levels on smaller lots, the newer the home the smaller the lot.  Milwaukie homes are generally a good value, because people here can buy a little larger home than they would be able to elsewhere.  As property increases in value many homeowners with large lots are partitioning off part of their land and building a new home in front or in back of their existing home.  Larger pieces of acreage or multiple large lot purchases are now being developed with fill in neighborhoods of newer homes.  Milwaukie is covers a fairly large geographical area at approximately 5 square miles.

Gladstone in Clackamas County - is located about 25-30 minutes south of downtown Portland, wedged between Milwaukie´s southern tip and I-205 and covers an area half the size of Milwaukie.  Homes here run the gamut in age from the early 1900´s to the 1970´s.  Most are on average sized 7K-10K lots, some smaller and some bigger, with small bungalow and Cape Cod style homes mixed in with 60´s tri-levels lots and 70´s split entry houses.  It´s a young family, first time home buyer area because the homes are less expensive than some other areas.  Gladstone boasts a small downtown area with a laundromat, convenience store, tavern and police station.  During the warm months you can see families walking up and down the streets with their strollers and older folks out for a little exercise break.

Oregon City in Clackamas County - is located about 35 minutes south of downtown Portland, SE of Milwaukie and Gladstone on the eastern side of I-205 as it turns to head toward I-5 and just east of West Linn.  Oregon city is the Clackamas County seat and home to end of the Oregon Trail Museum, Willamette Falls, Clackamas Community College, Oregon City Golf Course and the cliffside elevator.  Oregon City has an active downtown area with homes from turn of the century through the 30´s on city sized lots of 4K-5K.  As you travel outside the downtown area you can still find 50´s, 60´s and 70´s homes on large lots of up to ½ acre.  As you move further outside the core of Oregon City you will find large developments from the 80´s, 90´s and 2000´s and as with most Portland cities the majority of homes built after the mid 80´s are two or more levels on smaller lots, the newer the home the smaller the lot.  Just outside the city limits are acreage homes built mostly in the 60´s and 70´s on lots as small as 1 acre and up to several acres.  Parks in Oregon City are Waterboard Park, Rivercrest park, Singer Creek Park, Barclay Hills Park, Hillendale Park, Chapin Park, Stafford Park, Abernathy Green Clackamette Park, Atkinson Park and McLoughlin Promenade.

Canby in Marion County - is located south of Oregon City on Hwy 99E and 40 minutes to downtown Portland.  Canby started as a farm community and still has numerous farms surrounding it.  In the 50´s, 60´s and 70´s subdivisions were created close into town in main grid area on average lots of 7K-9K.  In the 90´s and 2000´s large suburban developments opened up as more families found Canby´s prices attractive for raising young families.  As with most Portland cities the majority of homes built after the mid 80´s are two or more levels on smaller lots, the newer the home the smaller the lot.  Canby is home to the Clackamas County Fairgrounds, Maple Street Park, Canby Community Park, Willamette Valley County Club and Molalla River State Park.
